Insurance claims feel intimidating because they are deliberately bureaucratic. They do not have to be confusing. Every roof insurance claim in Pennsylvania follows essentially the same path. Here is what to expect, in order, and where REP fits in.

Step 1: Documented Free Inspection

Before you ever pick up the phone to call your insurance carrier, get a documented inspection. REP photographs the damage, notes the storm date, and prepares a written report. Filing a claim without this step is the most common reason claims get underpaid.

Step 2: File the Claim

You — not the contractor — file the claim with your insurance company. REP helps you prepare for the call by walking through what to say, what to provide, and what your deductible is likely to be. Have your policy number ready.

Step 3: Adjuster Inspection

The carrier assigns an adjuster who comes to your home, usually within one to three weeks. REP strongly recommends being represented on the roof during this inspection. The adjuster is fair but rushed; a contractor on the ladder ensures nothing gets missed.

Step 4: Scope of Loss and Initial Payment

After the inspection, the carrier issues a scope of loss document and an initial check based on Actual Cash Value (ACV) minus your deductible. This first payment is usually a fraction of the total project cost — that is normal and expected.

Step 5: Project Scheduling and Material Selection

REP schedules the project, walks you through shingle and color selection, and orders materials. Most projects start within two to six weeks of approval, weather permitting.

Step 6: Installation

Most Pennsylvania homes are installed in one to two days. We protect landscaping, magnetic-sweep the yard for nails, and document the new system with photos.

Step 7: Depreciation Release and Final Payment

After installation, REP submits the invoice and final photos to the carrier. The carrier releases the depreciation portion of the claim — the difference between ACV and full Replacement Cost Value. You write the final check to REP and the project closes out.
