Choosing the Right Roofing Contractor for Your Home

Your roof is one of the largest single investments you will make in your home. Choosing the right contractor is more important than choosing the shingle brand, the color, or even (within reason) the price. Here is the framework REP recommends — including the questions a serious contractor will answer happily and the answers that should send you elsewhere.

1. Is the Contractor Licensed and Insured in Pennsylvania?

Pennsylvania requires contractors performing home improvement work over $5,000 in a calendar year to register with the Attorney General (HIC number). Ask for it. Also confirm general liability and workers' comp coverage with copies of certificates, not just verbal assurances.

2. How Long Have They Worked in PA?

Local longevity matters. Contractors that have been in Pennsylvania for years are still here next storm season for warranty issues. REP has served Pennsylvania homeowners since 2014.

3. Do They Provide a Written, Detailed Estimate?

A real estimate spells out shingle brand, color, underlayment, ice-and-water shield placement, ridge ventilation, flashing replacement, decking replacement allowances, and a clear total price. One-line estimates are a red flag.

4. Are They Manufacturer-Certified?

Owens Corning Preferred, GAF Master Elite, and similar certifications mean the contractor has demonstrated installation competency and can offer extended manufacturer warranties.

5. Do They Handle Insurance Claims Properly?

Pennsylvania law prohibits contractors from absorbing or rebating insurance deductibles. Any contractor offering to 'cover your deductible' is asking you to participate in insurance fraud. Walk away.

6. Do They Subcontract or Use In-House Crews?

Both can produce great work. The important question is who actually employs the people on your roof and who is responsible if something goes wrong.

7. What Does the Workmanship Warranty Look Like?

Manufacturer warranties cover the materials. The contractor's workmanship warranty covers everything else. A serious contractor offers a strong, written workmanship warranty.

8. Are There Recent Local References?

Recent, local references — homeowners you could actually drive past — are far more meaningful than a stack of star ratings from across the country.

9. How Do They Protect Your Property During the Project?

Tarps over landscaping, magnetic nail sweeps, dumpster placement, and gutter protection should all be standard. Ask.

10. Do They Pull Permits?

Pennsylvania municipalities vary, but a contractor who routinely skips permits is a contractor who is hiding from inspections.

11. Is the Estimate Suspiciously Low?

Roofing is labor and materials, both of which have stable costs. An estimate dramatically below the other bids almost always reflects a missing line item.

12. Do They Pressure You to Sign Today?

High-pressure sales are the single most reliable red flag in the industry. A serious contractor gives you time to think, compare, and decide.
